Role 

Verrus is seeking a Real Estate Analyst who will support the Head of Acquisition by conducting market and site-specific research, screening new opportunities, and managing data pipelines to accelerate site selection, acquisition and development. You will provide critical desktop analysis, market intelligence, due diligence review, real estate contract review and drafting, and reporting to ensure Verrus maintains a best-in-class acquisition pipeline. You will work closely with the Energy and Finance teams, while reporting directly to the Head of Acquisition.

Responsibilities 

  • Proactively conduct and evolve real estate desktop evaluations across Verrus’ priority markets by identifying and adopting new market tools — including GIS platforms, assessor databases, and broker materials — to validate acreage, zoning, access, and infrastructure readiness.
  • Perform market and financial analysis to inform acquisition strategy and support LOI and PSA negotiations across active sites in the pipeline.
  • Track data center and industrial market trends, including absorption, vacancy, pricing, incentives, and permitting timelines, to guide site prioritization and investment decisions.
  • Review and summarize third-party due diligence reports—title, survey, environmental, zoning, and utility—to identify key risks and provide recommendations for internal teams and the Head of Acquisition.
  • Maintain the site selection dashboard and comparable databases, standardizing data across markets and preparing concise market briefs and acquisition materials for leadership.

Minimum Qualifications

  • 3–4 years of experience in commercial real estate, industrial real estate, or site selection
  • Strong research and analytical skills, with ability to synthesize zoning, market, and utility data.
  • Exposure to LOI/PSA and associated acquisitions contracts.
  • Proficiency in Excel and BI tools (Tableau, PowerBI); GIS experience preferred.
  • Working knowledge of acquisition due diligence: ability to review title, survey, Phase I, zoning, and infrastructure reports.
  • Excellent written and verbal communication skills, with ability to create concise reports and presentations.
  • Self-starter with ability to manage multiple markets, shifting priorities, and fast-paced deadlines.

Preferred Qualifications

  • Experience with data center, industrial, or large-scale land acquisition transactions.
  • Experience with entitlement processes, economic development incentives, or utility planning.

Compensation

The annual base salary range for this position is $70,000-$115,000. Compensation is determined by multiple factors, including market location, and may vary based on job-related knowledge, skills, and experience.  Salary is only one part of Verrus’ comprehensive compensation package, which also includes a discretionary bonus, equity, general health benefits and paid time off.
